But far from tapering off, investment seems primed for takeoff as hyperscale operators strive to meet the needs of large companies\u2019 ever-growing data centre footprint.<\/p>\n<p style=\"text-align: center;\"><div style=\"margin-left: auto; margin-right: auto; text-align: center; \" id=\"mingt-582001005\"><a data-no-instant=\"1\" president and CEO for Greater China at BDx Data Centres; Thomas Liu, a partner at UK-based fund manager Actis; and Jabez Tan, head of research at Structure Research, for the final session of Mingtiandi\u2019s Asia Data Centre Forum 2021.<\/p>\n<p>During Thursday\u2019s one-hour event, which was sponsored by Yardi, the panelists touched on topics such as land and power procurement and how global hyperscalers are driving demand for extensive and connected data centre networks across the region.<\/p>\n<h3>More Room to Run<\/h3>\n<p>In Tan\u2019s view, it remains \u201cearly innings\u201d style=\"clear: both\" \/>\n\t\t<\/div>\n\n<p>\u201cI would say we\u2019re still very early stages of growth, especially for markets like Japan, South Korea, Taiwan and even Hong Kong,\u201d he said, noting that the special region has yet to see a second wave of large hyperscale deployments coming out of mainland China.<\/p>\n<p>Japan, whose data centre market is worth an estimated $7 billion, is only just getting started as Western and Chinese hyperscalers compete for market share in the world\u2019s third-biggest economy, Tan said.<\/p>\n<p>The presence of established hyperscale clouds in China under local giants like Huawei, Tencent and Alibaba \u2014 and the absence of comparable champions in Japan \u2014 makes for a \u201cperfect battleground\u201d in Japan for global hyperscalers like Amazon, Microsoft, Google and their Chinese counterparts, the analyst said.<\/p>\n<h3>Barriers to Entry<\/h3>\n<p>With Actis having invested in a pair of data centre projects in the Seoul area, Liu described some of the hurdles encountered when seeking sites in South Korea.<\/p>\n<p>\u201cIt\u2019s very hard to find land \u2014 especially land with the power \u2014 so that, from our experience, is the greatest barrier of entry to source projects that will have readily available demand from all the hyperscalers,\u201d he said. \u201cAnd if you look at projects that have been built in the last three to five years in Seoul, everything is leased up before completion.\u201d<\/p>\n<p style=\"text-align: center;\"><a data-no-instant=\"1\" \/><\/a><\/p>\n<p>Liu noted that the South Korean government is taking steps to ease the capacity crunch, including a plan to set up a new 100-megawatt cluster near the old Gimpo Airport serving Seoul.<\/p>\n<p>In China, where Actis has a joint venture with Chayora to develop data centres, similar snags arise when sourcing sites.<\/p>\n<p>\u201cIn Tier 1 cities, the government has been very strict in awarding new power quotas for new data centre projects,\u201d Liu said. On the other hand, with data centres having been named one of the five infrastructure priorities for the country, more capital is flowing into the sector, both internationally and domestically.<\/p>\n<p>\u201cWe\u2019ve seen a lot of domestic capital starting to chase data centre opportunities,\u201d Liu said.<\/p>\n<h3>China\u2019s Regional Reach<\/h3>\n<p>BDx\u2019s Gao is expecting China\u2019s hyperscale cloud service providers to drive demand for regional data centre networks like the one his company is building from its base in Singapore.<\/p>\n<p>\u201cThey are one of the most important customers for us,\u201d he said, adding that BDx facilities are already supporting some of the biggest Chinese players in streaming video.<\/p>\n<p style=\"text-align: center;\"><div style=\"margin-left: auto; margin-right: auto; text-align: center; \" id=\"mingt-306792431\"><a data-no-instant=\"1\" href=\"https:\/\/www.yardi.asia\/Resource\/?resource=Data+Centres+Fuelling+the+AI+Future+%28White+Paper%29&#038;utm_source=mingtiandi&#038;utm_medium=website&#038;utm_campaign=wp23dcai\" rel=\"noopener\" class=\"adv-link\" target=\"_blank\" aria-label=\"Yardi - Data Centre v3_250\"><img decoding=\"async\" src=\"https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2023\/08\/Yardi-Data-Centre-v3_250.gif\" alt=\"Yardi - Data Centre v3_250\"  width=\"780\" height=\"250\"  style=\"display: inline-block;\" \/><\/a><\/div><\/p>\n<p>Gao sees investment in undersea cables as the most important development to watch over the next 12 months, as these systems form the critical connectivity infrastructure to meet the growing bandwidth requirements of hyperscalers.<\/p>\n<p>You can watch the full discussion above.<\/p>\n<h3>Office Forum Up Next<\/h3>\n<p>With the data centre forum now in the books, the month of October brings Mingtiandi\u2019s <a href=\"https:\/\/www.mingtiandi.com\/real-estate\/events\/join-the-mingtiandi-office-strategies-forum-2021\/\">Office Strategies Forum 2021<\/a>, including sessions on the prospects of office investment and innovation in APAC markets.<\/p>\n<p>The forum kicks off on 12 October with a one-hour interview spotlighting the experiences and insights of a market leader.
